General Eligibility Criteria:
• Age: Applicants must be between 21 and 70 years of age • Existing Home Loan: You should have an existing home loan from another financial institution that is eligible for transfer • Employment Status: Both salaried and self-employed individuals can apply • Credit Score: A credit score of 730 or above for smooth approval • Repayment Track Record: A positive repayment history for your existing loan is preferred • Property Type: Eligible for ready-built, under-construction properties, or self-constructed units on owned land

Applying for an ABHFL Priority Balance Transfer is quick and easy. Follow these simple steps to get started and enjoy better loan terms and additional top-up funds:
Ensure you meet the eligibility criteria, including age, income, and a good repayment track record on your current home loan.
Prepare the necessary documents such as KYC documents, existing loan statement and repayment details, and property documents (if applicable).
Apply online through ABHFL's digital platform. Fill in your personal, loan, and property details in the application form.
Once your application is submitted, ABHFL will process your loan request. Our team will verify your documents and loan history.
After successful verification, your loan will be approved. You will receive the loan sanction letter with details of the new terms, including the transfer amount and top-up loan eligibility.
Once you accept the loan terms, we'll initiate the balance transfer of your existing home loan from the other financial institution to ABHFL.
With your loan transferred, you can enjoy lower interest rates, better terms, and any additional top-up funds for your home.
0.25% onwards of the loan amount + applicable GST (may vary as per customer risk profile).
12% p.a. above current applicable interest rate (aggregate not exceeding 24% p.a. + GST).
₹3,000 per month (for delay in submission of Title document, Security perfection documents, Mortgage Deed, Charge creation with MCA, or non-adherence to loan agreement terms).
₹750 per instance.
₹1,000 per month in case of secured loans (for invalid, inactive, or closed/frozen bank accounts).
₹750 per instance per loan account.
As applicable based on actual delayed status or as communicated by the lender from time to time.
When facility amount is equal to ₹5 Lakhs or lesser – ₹0.50 per property | When facility amount is greater than ₹5 Lakhs – ₹100 per property.
